 We had the pleasure of interviewing Matt Carter this past week. As the President of Boost Mobile, Matt showed us stellar entrepreneurial and enterprise management skills while also giving us a great reminder of the need for work-life balance. Matt Carter was an inspiration to us. His humility was unmatched and his confidence levels were high; however, he continued to stress to us the need for customer advocacy in a mobile industry that has historically been so disparate in the needs of its buyers. In talking with Matt, the company is just as concerned with the voice of the customer as it is its bottom line...an impressive paradigm shift in the mobile phone industry.
And confident Matt Carter and company should be. As a company, Boost has grown tremendously while providing award - winning customer service. Since January 2009, Boost Mobile has added a whopping 2.1 Million customers via simple customer-centric rate plans.

Three of the most influential players in Atlanta's nightlife scene have joined forces to launch The Key Club, an exclusive weekly event series. Alex Gidewon, Jermaine Dupri and MusicBusinessPolitics have partnered to present The Key Club. The events will take place at The Gold Room in Atlanta's Buckhead district and will debut on Monday, December 14th. The extremely exclusive events will maintain a selective admission policy and will provide a relaxed, upscale environment for celebrities, VIP and the sexy and chic to party amongst peers.
A limited number of ornate custom gold keys will be distributed to key influencers as an invitation to the weekly events and any Key Club function. Attendees will be required to present their gold key at the door for admittance. Jermaine Dupri and DJ Baby Yu will provide music for the events.

 FOUNDATION TO GRANT $3,500 TO STUDENTS WITH THE BEST ESSAYS, POEMS, OR ARTWORK
The Ryan Cameron Foundation is excited to announce the continuation of its unique community initiative, the Youth Anti-Violence Initiative in partnership with the Allstate Foundation.

The boom of Real Estate Sales of the near past is slowly losing its thunder. There are, however sounds of a snap, crackle, and pop indicating that savvy investors can take advantage of this housing surplus.
A question that I get is, How Long Must I Hold A Property? Good question. Typically, you should plan to hold your FHA property at least 4-6 months before closing again. Here are some key points along the way:
- any resale of a property may not occur 90 or fewer days from the last sale to be eligible for FHA financing (You can get a contract within this time period if you decide to market the property for resale. However, it is best to know that you will need to close at earliest, on the 91st day. )
- Resales that occur between 91 and 180 days, where the sales price doubles or exceeds the previous sales price by 100 percent or more, FHA will require additional appraisal documentation validating the property’s value.
- Additional scrutiny can be done by the FHA if re-sold within the first 90 days.
This is good to know, as a large percentage of loans these days are FHA AND it is good to help you as an investor on your buy and hold strategy.
Example: The house pictured above is selling for $39,900 near downtown Atlanta. If you purchased it and after costs, were able to get out of the deal at $40K, and you put $10K repair into it, (presuming it needed that much), then if you sold it for more than $80K between 91 days and 180 days, you would need an FHA appraisal validating worth.
PS... it may not be that hard, since a quick glance at tax records shows another 4 BR 2 Bath within 0.3 miles that last sold for $80K. This would be part of the appraisal done by the FHA.
